Vibes vs. Vectors: Can Data Actually Measure a Neighborhood's 'Soul'?

Ask anyone why they love their neighborhood, and they won't cite the NAICS 722511 density or the ZCTA-to-H3 normalization. They’ll talk about the "vibe." They’ll mention the way the light hits the brick on a Tuesday evening, or the specific "hum" of the local park.

In 2026, the great debate in location intelligence is Vibes vs. Vectors. Can a collection of data points (vectors) ever truly capture the soul (vibes) of a place?

Short answer: not by itself. Your instincts are allowed to have a seat at the table.

The Problem with "The Average"

Traditional demographics are built on averages: average income, average age, average home price. But "Soul" is built on Outliers.

A neighborhood with a "great vibe" usually has something that the data might consider "inefficient." It has an old hardware store that has survived for 40 years.
